Technically there is no difference in legal terms between selling a house and transferring a house. They both mean the same thing.

However, it has come about that in common use, the word 'selling' usually means the usual sort of sale to a stranger for an agreed price, whereas 'transferring' is generally the word used to describe a situation where somebody hands over their house to a friend or relative for either the full price or a reduced price or sometimes nothing at all. Sometimes for example it happens between spouses or co-habitees who are splitting up.
