When a couple separate who have never been married then the principles that a judge uses to separate your property between the two of you are different from the ones used in the case of a divorcing couple.
The main difference is that in the case of a separating non-married couple the fact that they used to be cohabiting and had a relationship is not directly relevant at all. The law treats them more or less as if they were simply business partners engaged in the business of buying a property together as a business enterprise.
That usually means that whoever has paid most in will get most out. Sometimes non-monetary contributions (eg building an extension or bringing up children) will be counted as if they had a financial value, but this is the exception not the rule.
Where the couple is divorcing the judge can decide that that result would be unfair and change it. But not for separating couples.
