The word deed is just a legal word which means nothing more nor less than a signed document that is sealed.
Sealed in turn used to mean sealed with melted wax. In more modern times that turned into a sticky-back paper representation of a blob of melted wax, and more recently even than that even that has been scrapped, so that now the position tends to be that if a document says it is a deed it is a deed whether it's been sealed or not.
